Peak And Tune Cobra 148

Lucy! Art Y Pico Award

Lucy is a woman of 35-37 who communicated with me in March 2001 via the network MLS.CA. I had a property on the market that seemed to fit his needs. I sent him the full description by e-mail asking a few questions about his expectations.

She explained that she would separate from her husband (they lived in Toronto) soon, she had her transfer and she had to find a property in my area for herself and her two young daughters. Already

that the rupture was not his initiative, she told me something of her moods via email. Our correspondence lasted nearly three months, from time to time for his "House shopping trip."

When finally arrived, I was only 5 properties that might correspond to his wishes. We visited the said property with its two (adorable) girls. ... I remember very well this Wednesday afternoon, a rainy summer that was slow to settle.

The two girls were aged from 5 to 7 years. The oldest had the same name as me and the youngest was named Angel. I do realize that Angel was with us, but without being there. She had the look "empty", she did not answer my smiles. She was so cute with her long black hair and huge eyes as black. I found it endearing ... yet.

We visited the five properties proposed, unfortunately none of them could fill the needs of Lucy. As Lucy had many questions, so that sector, financing, schools ect. We went into a Rotisserie not very far for a coffee and a chat.

It was already 3 hours we were together and felt complicity in our emails are transposed into reality. Lucy was the kind of woman I would have chosen as friends. She was intelligent and had the same sense of humor as me. She told me of his fears of the move. She was best expressed concern ... she was only 3 days to find "the" property.

"Lucy Do not worry, I'll find! "I said in a decided tone and confident.

(Unfortunately, I knew it would be difficult or even impossible. We were at the beginning of the housing bubble and the "good properties" went within a few hours. Anyway, in my book, No IMPOSSIBLE ' exists).

Her daughters were charming. Angel watched from the corner of the eye while talking with mom. One point, Lucy was well aware of the questioning in my eyes.

"Do not worry Lady, if Angel does not answer you. She is autistic

"Ho! "I said very awkwardly.

I have left for my other appointment a few minutes later. It was nearly 16 hours.

When I got to 21:30, I am immediately connected to my database to see what's new. There were a few. One which attracted my attention, anything close to $ 50 000.00 LESS than the budget of Lucy, I found it cute and very well renovated. The feeling was good. So I phoned

Lucy, despite the late hour and I called upon to be in front of the hotel the next morning, 9:00 (citing a schedule filled to the bone rather than "aggressiveness" of the market). I would hide my excitement, giving the price asked him and telling him that maybe it would not matter at all.

(I did not want to create false hopes. In addition, the market is that it is, I'm afraid to miss this property, since in a more affordable to more buyers. Anyway, should still try our chance).

My fears were justified. ... By contacting the listing agent, I confirmed that 5 other visits took place the following morning. It was nearly 23:30 when I can finally go to bed after returning all my calls and emails.

I fell asleep until about 4 hours. ... With the image of Angel in mind.

9:00 Thursday morning

As expected the little family joined me at the agreed address. He did a superb sun ... My first thought: This is gonna be a good day!

Already we see from the outside although we are facing a property well maintained and spotless. The sun puts more value in the earth ... freshly cut grass, perennials out of sight and annuals of all colors.

Lucy smiled.

We enter in and without giving you all the details, I remember every piece of each of the little things that make a home, a home!

Lucy was in love. ... And I thought I saw Angel smile.

When we returned to our respective cars, Lucy looked at me (bright eyes) and said

Lady is IT .... What's next? "

" We're going to Rotisserie! "To respond without being caught!

9:45

(en route to the Rotisserie, I reach for my gun. ... My cell ;-)

"Hello Mr. Agent listing. I'm a Lady Marian quelqu'onque office and I visited your property 123 of the Pigeons. My client seems ready to make an offer to purchase. Is there anything I should know as well as the statements of the seller and the taking of possession? "

He replied:

" No, nothing special, except that another offer is coming and I present to 15 hours "

(What?? Shit, they visited what time?? Grrrrrrrr!).

10 h 00 (Arrival at the Rotisserie)

"Well, Lucy, I have good news and bad news. ... Which you want first? "

" The Lady ... .. I dunno .... I dunno really not! "

(I thought I saw Angel become worried, I smile at him trying to comfort her)

" Ok Lucy, you see to the date of occupation, it seems correct even If it is quick. Except ... (I hate it to say that people) 's one other offer that came and will be presented to 15 hours. As is our code of ethics, all offers must be submitted together by the listing agent "

" Ho! but I want, what do I do? "

So I explain all the possibilities given the comparable market inclusions. As Agent, I'm required to do them and in no time I have to tell a buyer what to do. But as Lucy is a smart woman and knows very well make sense of things we write an offer that to me is as likely to be accepted.

10:15

(my cell phone rings ... I recognize the number. ... Ah shit!)

"Marian? It was Mr. Listing agent 123 of the Pigeons. This is just to inform that a second offer has been filed. As agreed, they will be presented to 15 hours "

(Ha ben ta ... .. Grrrrrrr!)

I am announcing the" new "to Lucy!

"What can we do Lady? "

" Hope?? "I said timid!

11:00

We leave the restaurant and I try as best I can to encourage Lucy. I go out almost every sentence spiritual encouragement.

"I'll call you as soon as I have news. Is payable, will arrive ok? "

Lucy makes me a hug.

(Angel looks at me straight in the eyes and smiled. She smiled )

I jump in my car and took "life." I am bewildered. Lucy DESERVES this property. All this light, all these flowers, all colors. They are so well all three in this remains. After this painful disappointment, this house would be perfect for a new beginning in peace, serenity and that light!
